REALTOR® Rick Arbutine Forecasting Orlando Real Estate Sales Growth In 2013

ORLANDO, Fla. - Orlando REALTOR® Rick Arbutine is predicting real estate sales growth in the Orlando market in 2013, including the luxury home segment.

Arbutine says experience and his review of regional economic and market factors leads him to believe that 2013 will see incremental sales and price growth in Orlando real estate in spite of some
headwinds from several segments of the economy.

"While the politicians seek to extract higher income taxes from the rich, the truth is that the wealthy don't usually rely on taxable salaries; they invest and produce capital gains. One of the most consistent investments for centuries has been real estate, and I believe we'll see more of it in this economic environment."

He says he expects real estate sales and investment purchases to improve in the new year as wealthy investors seek to protect their capital and grow it by sheltering their dollars in hard assets like real property.

"I believe 2013 will see a general increase in real estate purchases, simply because there are few other alternatives for safe investing in the current environment.”

He also notes that the Orlando market has always been one of the areas which offer much potential for future growth due to the proximity of Walt Disney World, Universal Studios and other appealing vacation attractions.

"The Orlando market in particular is in a good position to be the recipient of global investment dollars, because tourists visiting from around the world come and see the long term investment potential for purchasing a second home here."

He says that while the luxury home market won't be driven by the same factors driving investment grade home, "A rising tide in one area of the market tends to lift all boats." As a result, he expects 2013 to see considerable growth in the luxury home market, both in terms of total sales and price appreciation.

2012 Orlando Real Estate Market To Be Active Says Orlando Florida Real Estate Firm

Orlando, FL - While global financial markets continue to express uncertainty, one Florida real estate firm says the 2012 Orlando market is almost certain to be an active one.

Orlando REALTOR Says Selling Orland Real Estate Still Makes Financial Sense For Some Homeowners

ORLANDO, Fla. - Many potential Orlando area home sellers have been discouraged by weak real estate prices from selling their homes, but Florida real estate agent Jonathan de Jesus says selling still makes financial sense for many homeowners.

This is because the changes in homeowners' lives aren't always timed with the Orlando real estate market, he says.

"There are always families who need to move due to a job transfer or other relocation necessity, and this can mean they need to sell their home regardless of what the market is doing. I can help clients in that situation to make the best of it."

He also says some homeowners such as empty nesters may financially benefit from downsizing to a smaller home. Perhaps they want to downsize from a large Lake Mary home to Downtown Orlando condo with less upkeep.

Even if there is little or no equity on the home being sold, de Jesus says that the change can make a lot of financial sense to reduce monthly expenses, often giving the homeowner the ability to move to a bigger home for less money.

"Many would be surprised at how their financial picture could improve by selling now. The market turmoil in recent years is a blessing for those who are able put the weak market to their advantage by buying, even it means selling first."

Too often, he says owners refuse to sell for emotional reasons rather than rational financial ones.

"I've had many cases where it penciled out to be a better financial decision to sell a home at a loss and buy another one cheaper than to continue making payments on a smaller, less attractive home."

Orlando Real Estate Buyers See Opportunities To Enter Market Due To Record Low Rates

Orlando, FL - With interest rates at record lows not seen in a lifetime, real estate agent Jonathan de Jesus in Orlando is suggesting that the time may be ripe for buyers to take advantage of the interest rates being served up by the economy.

De Jesus says that the average interest rate for a 30 year mortgage on Orlando real estate recently dipped to 4.09%, with the average rate for 15 year mortgages getting as low as 3.3%.

"Record low interest rates likes these mean that money is extremely cheap to borrow right now, which is good news for home buyers. Whether you're looking in Orlando, or perhaps for deals on Lake Mary real estate, the timing may be perfect to get a low cost loan."

He says that the Orlando market is worthy of particular attention to home buyers and investors, since it boasts broader interest from prospective buyers than other locations due to the proximity of Disney World.
